To the right are links to the Fawn Ridge Homeowners Association deed restriction documents. If you do not know which Village your home is located in, you can do a search on the Hillsborough County Property Appraiser website. Documents are stored in PDF format. You will need to have software on your system capable of reading that format (i.e. Adobe Acrobat Reader). If you are unable to access the documents on-line, you may contact the Property Manager to purchase a printed copy. Architectural Guidelines
These guidelines will be used by the Architectural Committee
as a reference point in determining whether or not applications for
exterior modifications are in keeping with the standards and character of
the community. Disclosure Prior to Sale Florida Statue 720.401 requires that prospective parcel owners in a community subject to association membership requirement, covenants and/or assessments must be presented with a disclosure summary before executing the contract for sale. Disclosure Prior To Sale Of Residential Parcels Florida Solar Law Florida Statute 163.04 forbids ordinances, deed restrictions, covenants, or similar binding agreements from prohibiting solar equipment use. Under this law, a homeowner may not be denied - by "any entity granted the power or right in any deed restriction, covenant or similar binding agreement to approve, forbid, control, or direct alteration of property..." - permission to install a solar collector, clothesline, or other energy device using renewable resources. While a homeowner cannot be prevented from installing a solar energy system, certain restrictions may be imposed without violating the law. However, those restrictions must be reasonable, not arbitrary, and uniformly imposed on homeowners in a subdivision. The restrictions cannot act to impair the performance of a solar system or it may be seen as "effectively" prohibiting solar. |
