Citrus Park Drive Ext. Meeting on 12/15/08

Fawn Ridge residents have the opportunity to meet with Landscape Architect Rachel Rodgers on Monday, December 15th at 4:30pm on the access road as it meets Fawn Ridge Blvd. Rachel will be meeting with us on-site to walk the route of the Citrus Park Drive Extension, and to discuss our landscaping and vegetation plans, along with the berm and the fence that the County will be providing. After we meet she’ll design several options for us, and we’ll then discuss them further in January. This is our chance to provide input to what kind of vegetation is placed along our fence, and where it should be concentrated. Please email barbdawes@verizon.net if you can attend.

The Citrus Park Drive Extension project has reached 60% design. The County is moving forward with plans to start construction on the road in early 2010. The County is hosting a webpage that provides information about the project at www.citrusparkdriveextension.com. Please stay tuned to www.fawnridge.org to get updates that are specific to our neighborhood. If you would like to receive email updates please send a note to barbdawes@verizon.net.
The Fawn Ridge HOA Board is working with the County to sell several small parcels of land that are needed for the Citrus Park Drive Extension. The first parcel is known as ‘Parcel B’, and is the small median on Fawn Ridge Blvd as it approaches the light at Sheldon, where our current entrance sign is. The second parcel is known as ‘Parcel 101’, and is on Fawn Ridge Blvd near the access road. It’s roughly a 10x10 piece of land that the County needs to acquire in order to accommodate a handicap-accessible sidewalk that will be part of the road. We are also negotiating with the County our needs for new entrance signs, as ours will be displaced as a result of construction.

Several residents have already made good suggestions that will help lessen the impact Fawn Ridge will feel as a result of the Citrus Park Drive Extension. Suggestions include a ‘No Outlet’ sign, so that motorists don’t try to enter Fawn Ridge as a short-cut to another road. We’ve also provided input on a small median that will be needed on Fawn Ridge Blvd to accommodate resident traffic as it comes off of the new extension. If you have questions or concerns about how CPDE will affect Fawn Ridge, please email barbdawes@verizon.net. Barb Dawes is the Chairman of the Fawn Ridge Citrus Park Drive Task Force and can help direct resident questions.

Citrus Park Extension - Meeting on 11/17/08

The Citrus Park Drive Extension:

It’s almost off the drawing board And Coming Soon!

The design for the Citrus Park Drive Extension is almost off the drawing board, Soon thereafter Hillsborough County will begin to make irreversible decisions that will affect all of the Fawn Ridge owners. Listed below are a few important items that are still up in the air:

· What is our new community entrance going to look like?
· What will happen to our old entrance parcel and sign?
· How easy will it be to get in and out of our community?
· Will Citrus Park Drive look good?
· How will this new road affect our home values?

The consensus of your HOA board members and the Fawn Ridge Citrus Park Drive Extension Task Force is that our residents deserve to have a neighborhood entrance that is:

· Wide enough to provide for two care lanes going out. (as we now have) with symmetry on the ingress side.
· Easy to spot no matter what direction you are coming from.
· Safe by dedicating a right-turning lane into Fawn Ridge Boulevard .

Your board members and the members of the CPDE Task Force are busily seeking to rightfully acquire the best terms possible from the county project manager and commissioners. Some of our requests that will be or have been formally presented are:

1. Provide residents that live nearest to the road with enhanced landscaping, fencing, and berms; so to minimize the effects of traffic and noise into their homes.
2. Compel Hillsborough County to condemn land formerly pursued by Carolina Holdings, in order to install a right hand turning lane into Fawn Ridge Blvd.
3. Dedicate land on the west side of Fawn ridge Blvd to us so that we can have monument signage on both sides of our road.
4. Have the county buy back the parcel that we have our present sign resting on.
5. Allow Fawn Ridge full rights and access to the median and shoulders; for the purpose of maintaining landscaped areas on the Citrus Park Drive Extension. (limited to the segment that runs parallel our community boundary) We cannot trust the county to maintain the medians or the landscaping that is closest to our neighborhood. Their standard of maintenance is poor and will negatively affect our community’s aesthetics. Just look at how well they are maintaining Sheldon Road.
6. Provide for reclaimed water and irrigation system, including electrical installation for a timer system, to be controlled from and by Fawn Ridge (controls to be installed behind sign)

Do not miss your chance to tell your county representatives that you are a proud Fawn Ridge resident and it is imperative that we be treated fairly and that the safety of our residents, the image reflected by our new entrance, and the quality of life of our neighbors that border CPDE need to be a priority in the final design phase.
Don’t miss the meeting on the 17th of November!

Respectfully submitted,
Mike Castro, Secretary Treasurer, Fawn Ridge Homeowners Association
